A new villa completed in October 2003 to a very high specification. The villa is located beside the 2nd Tee, overlooking the 2nd fairway and has an uninterrupted view of the sea. Set in its own garden it has a heated private swimming pool.

A fully equipped kitchen with dishwasher, gas hob, electric oven, fridge/freezer, toaster, CD / Radio , iron & board and microwave, and utility room with washing machine / tumble dryer. Open plan living room / dining area, dining table for 8 people, Wide screen TV with cable, DVD player, and French windows leading onto a covered terrace, overlooking the swimming pool.

Location

Praia D'el Rey Golf and Country Club, is located approx 1 hours motorway drive North of Lisbon on the Atlantic Silver Coast between the historic mediaeval town of Óbidos, and Peniche. It is a largely unspoilt area made up of pine forests, orchards and vineyards interspersed by small country villages and quaint fishing harbours such as Peniche with its variety of excellent fish restaurants.

Local Attractions

These include the offshore Berlenga Islands, a National Nature Reserve to which visits can be made during the summer, year-round surfing at nearby Baleal, among the best in Europe, fine beaches and a sailing school in the nearby Óbidos Lagoon. In the region are the major centres of Caldas da Rainha, a spa town dating back hundreds of years, and the religious centres of Fatima and the famous monasteries at Batalha and Alcobaca. Many nearby fishing villages and inland towns/villages have their own particular character.

Golf

The 18 hole golf course at Praia D'el Rey is one of the top 15 in mainland Europe and rated No.1 in Portugal in the Peugeot Golf Guide in 2003, - part links and part parkland, testing but fair, with stunning views of the Atlantic and some beautiful inland holes.

A heated private swimming pool of 10M * 5M (30 ft. x 15 ft), with children's safety fence to minimise the risk of accidents to small children.

Praia D'el Rey Golf and Country Club Facilities The main clubhouse has an excellent restaurant, which serves meals throughout the day, including breakfast. It is 6 minutes walk from the villa, and has a bar, TV room, sun terrace, indoor games room, and the golf pro-shop. All are located in the same building.

Travel

Flights to Lisbon are frequent from the UK and Ireland and are inexpensive if travelling off-peak. Changeover day is Saturday.

Car hire at reasonable rates from the local Portuguese company Auto Jardim, as well as Avis, Budget, Europcar, Sixt and other main brands. Praia d'el Rey is about 60 minutes mainly motorway drive from Lisbon Airport.

Special Rental Rates for 2006

The villa is in a superb location on the resort with beautiful views of the golf course and stunning views of the ocean. The 2006 rental rates for the Villa are upto 25 per cent below the market rate, and reflect the fact that there is some limited building taking place on the 600-acre complex. As owners, we have spent considerable time on the resort and have not found the building work a disruptive element. We believe the rates represent excellent value for a fine active or passive holiday!

Terms of payment:-
Deposit secures your booking.
Balance payable 45 days before departure plus Damage Deposit (see below).

Rates include:-
Change of bed linen, and house cleaning once a week and after your departure.
House heating is extra for months of April/May/October/November at cost.

Additional Options:-
Pool Heating 75 pounds (110 euros) a week, Additional Maid Service and Additional Laundry by arrangement. There is no charge for the Cot/Travel or Cot/High chair.

Damage Deposit:-
A damage deposit, 200 pounds (290 euros) per week booked, will also be payable with the balance of rental due. Please make out a separate cheque / draft for the appropriate amount. This will not be paid in, but returned in full within 14 days of your leaving date, subject to our receiving a satisfactory report from our management company after your stay.
