I inspected the above property on 6th April 2001. It consists of living room, kitchen/dining, downstairs toilet and 2 bedrooms upstairs. The property is in poor condition and not very well kept by the tenant.

Taking into account the location of the property its size and its present condition. A valuation of £45,000 seems reasonable.
